The more cash, the less you pay because of interest on loan.

Cash talks, but that is not the only option! I will consider trades for anything I want so long as there is enough cash in the deal to allow me to relocate and get established.
The following are things I would spend the money on anyway, so if you have any of it to trade, add it all up and make me an offer. Please do not offer junk vehicles that do not run, boats that are not seaworthy, or bad investments you are trying to unload. All exchange offers must be a legitimate fair market value.
Types of exchanges I will consider include:
1. Boat ... This is on the top of the list
- Cruising sailboat, 38 to 45 foot, heavy displacement, blue water, fully equipped, prefer traditional ketch with fiberglass hull & teak interior such as Wm Garden design (Seawolf, Formosa, Island Trader, Mariner, etc), Cheoy Lee, Tayana, Landfall or Vagabond 39, Union Polaris, Hans Christian, etc. Others considered, to $55,000, possibly higher depending on the boat.
- NOT INTERESTED in power boats at all unless you have a working, seaworthy paddle wheel river boat.
2. Real estate in any attractive, reasonably intelligent, prefer artistic community, up to $55,000 (possibly higher).
- Bare land with a stream, pond, lake shore, or ocean side.
- Real estate in Mexico, Belize, Panama, or Argentina. Other foreign real estate considered.
- An old character building suitable to convert to an art gallery/studio & residence.
- A fixer in a nice town with room for my dogs.
- Higher value real estate I really like will be considered, but I MUST have enough cash to relocate.
2. Vehicles
- A new or late model car, truck, or van, NO gas guzzlers, up to $15,000.
- Backhoe/Bucket Loader or Bobcat, up to $10,000
- Car hauling trailer, up to $2,000.
- Possibly other unique, interesting vehicle up to $5K, but NO ordinary car or "project".
3 Proven commercial opportunity NO DEBT, low rent or own property; to $55,000, (more $ if I really like it).
- Art studio/gallery.
- Cafe, Wine Bar, or entertainment business.
- Small B&B or lodge.
- Recreational business.
4. If you come close with cash and any of the above, I will consider adding exchange for various small stuff, tools, household, cool/fun things up to $10,000.
ANY acceptable offer must leave me with $50,000 or more plus whatever exchange or financing we agree upon. A lower down (not less than $25K) is acceptable only if the final price is high enough, trades for things things I really like is included, and I carry a remaining balance at favorable terms. The higher the cash, the better deal you get. The better I like the trade, the lower cash I need. ALL EXCHANGES MUST INCLUDE enough cash to relocate and get established, which of course depends on location and the the specific deal.
There are a few definite restrictions on offers I will NOT consider:
- Sale must be without contingencies and you must accept the place "as is" unless we specifically make an agreement otherwise.
- If I carry a balance with down payment or down plus exchange, you must show ability to pay.
- I will not consider offers for no down or very low down payment without additional acceptable trades.
- I am not interested in trading straight across for bare land or other real estate alone.
- I an not at all interested in trading for "equity" that leaves me with debt or any higher value real estate.
- I will not consider commercial exchanges for any scam, hustle, predatory, or exploitative business.
My asking price is good deal compared to what you can buy in this area and a GREAT deal compared to what you get in any other nice place in the US (just for the land alone)! HOWEVER, my place is not "ordinary", will require some work, and will only appeal to people who value very unique, artistic structures, a natural environment, and self sufficiency.
